Property Description
The home features a large open living, dining, kitchen area with slope views out of the floor to ceiling windows. Cozy up on the large sectional couch that wraps around the fireplace. The main floor has half bath with washer and dryer, beyond that is the master bedroom with a full bath that features a gorgeous soaking tub. The master bedroom also features private access to the screen porch.
The upper level boasts a large loft area looking directly at the slopes of Sunday River. There are 2 large bedrooms separated by a full bath. The first bedroom has a king bed. The 2nd bedroom has two sets of full bunks as well as a queen bed.
The downstairs features a second living space as well as a ping pong table and soon to be wet bar!
There also is a 4th bedroom with private access to the full bath.
The home has plenty of outdoor space with a large front deck and attached screen porch. Under the deck there is a hot tub.

Payment Policies
A partial payment in the amount of 50% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
Cancellation Policy: Payments are 100% refundable of the total rental rate, less a processing of 3% if notice of cancellation is received at least 60 days prior to arrival date. Payments are 50% refundable if notice of cancellation is received at least 30 days prior to arrival date. In the event of a no show there is no refund. No refunds will be given for storms or weather events. We do not refund due to road conditions. Exceptions may be considered at the manager's sole discretion, subject to being able to rent the dates in question to another party at a comparable rate.

Please note, this is a privately owned home in a residential neighborhood. We want to be respectful to our neighbors who live in the neighborhood year-round.
We have a strict no party policy. Quiet hours are from 10pm to 8am. After 10pm no music, no loud voices/yelling, or any other noise disturbances are tolerated. If we receive a noise complaint within the quiet hours window, you can be asked to leave the property.
We want you to enjoy the property and your vacation as much as possible while also maintaining a good reputation in the neighborhood.
When you are reserving this property, you are agreeing to our code of conduct.
